Can I finance a manufactured home the same way I'd finance a regular house?

Not exactly. Manufactured homes are typically financed through a chattel loan (the home itself as collateral) or, if it will be permanently affixed to land you own, a mortgage-style loan that covers home and land together. Which option fits depends on whether you own land, are buying land with the home, or are placing the home in a community. We help you understand which path applies before you apply.

Do I need to already own land to buy a manufactured home from Hilltop?

No. We work with buyers who already own land, buyers who are still shopping for land, and buyers placing a home in a community. Your financing options and total project cost will look different depending on which situation applies, so we talk through it up front.

Who does Hilltop work with for financing?

We work with 21st Mortgage and also accept Triad Financial Services. Applying through our link doesn't commit you to a specific home — it's a starting point for understanding what you may qualify for. All financing is subject to lender approval, credit qualification and program terms.

What's the difference between the home price and the delivered, set-up price?

The price shown on each home listing is the home-only price. Delivery, installation, site work, permits, taxes, utility hookups and local requirements are separate and depend on your specific property, so we never fold them into the advertised price or hide them behind a vague "call for quote."

Is the payment calculator on your home pages a real loan offer?

No — it's an estimate only, meant to help you compare down payment, rate and term scenarios. It is not a loan offer, pre-qualification, or a commitment to lend. Your actual payment depends on your credit, the lender, taxes, insurance and program terms.

What should I have ready before I call about financing?

It helps to know whether you own land or are still looking, your preferred home and any factory options, the installation address or target area, and roughly what down payment and monthly budget you're working with. You don't need exact numbers — a starting point is enough.

Can I trade in my current mobile home?

Trade-ins may be possible depending on the home and situation. Call and describe what you have, and we'll let you know honestly whether it's something we can work with — we won't promise a trade-in value before actually looking at the details.
